To approve as a correct record and sign the Minutes of the meeting held on 6 December 2012.

The Minutes (copies of which had been circulated) of the meeting held on 6 December 2012 were approved as a correct record and signed by the Chair.

No declarations of interest were made.

Members of the public are invited to put questions to the Chair of the Committee on any matters within the powers and duties of the Committee, subject to the exclusions set out in the Code of Practice (questions must be submitted prior to the commencement of the meeting on the cards provided. These are available at the meeting and at local libraries and Information Centres).

No public questions were submitted.

To consider a report of the Visiting Team held on Monday, 28 January 2013.          

A representative of the Democratic Services Manager submitted a report (copies of which had been circulated) containing the recommendations made by the Visiting Team on Monday, 28 January 2013.

RESOLVED – That the report be noted.

To consider a report of the Service Director (Place Development).                                   

(a)              To consider development applications where members of the public have attended the meeting in order to hear the Committee's deliberations.

(b)              To consider the remaining development applications.

NOTE: Councillors are requested to note that if they withdraw from the meeting during the consideration of a development application upon their return they should not participate any further in the deliberation or vote on that planning application.

Erection of two units comprising 681 square metres gross for use within Class A1/A2 with associated car park, access and landscaping works

The Committee is recommended to grant planning permission.

In respect of plan no. 50618 for the erection of two units comprising 681 square metres gross for use within Class A1/A2 with associated car park, access and landscaping works at the former Greyhound Public House, 169 Ladybridge Road, Cheadle, it was

RESOLVED – That planning permission be granted subject to the additional conditions:-

·         A construction management condition for the implementation of the construction;

·         a condition to limit delivery vehicle sizes to 11.0 metres length;

·         a condition on the hours of servicing and refuse vehicles on weekdays, weekends and bank holidays and that vehicles are prohibited from waiting on or outside the site;

·         a condition to limit unit B’s hours of operation from 07:00 till 22:00; and

·         a landscaping condition to the western boundary to protect the amenity of residents on The Drive.

Erection of a 132kv GIS substation on land south of the existing 132kv AIS substation.

The Committee is recommended to grant planning permission subject to conditions contained in the report.

In respect of plan no. 50733 for the erection of a 132kv GIS substation on land south of the existing 132kv AIS substation at Bredbury Substation, Stockport Road West, Lower Bredbury, it was

RESOLVED – That planning permission be granted, subject to the conditions contained in the report and the inclusion of an appropriate material condition to be agreed by the Service Director (Place Development) for the cladding of the building to be green.

Proposed rear conservatory.

The Committee is recommended to grant planning permission.

In respect of plan no. 50742 for the proposed rear conservatory at 86 Gibb Lane, Mellor, it was

RESOLVED – (one against) - That planning permission be granted.

Erection of one detached dwelling.

The Committee is recommended to grant planning permission.

In respect of plan no. 50947 for the erection of one detached dwelling at 61a Cote Green Road, Marple Bridge, it was

RESOLVED – That planning permission be granted, subject to a condition to remove permitted development rights for future extensions and alterations. 

Two storey side extension.

The Committee is recommended to grant planning permission.

In respect of plan no. 51004 for the two storey side extension at 10 Marlborough Close, Marple, it was

RESOLVED – That planning permission be granted, subject to the conditions contained in the report and an appropriate material condition for the two storey side extension and for the proposed window in the north elevation to be glazed obscurely.

Rear extension and raising of roof ridge and extension to roof to form living accommodation at first floor level with dormers to front, side and rear.

The Committee is recommended to grant planning permission.

In respect of plan no. 51116 for the rear extension and raising of the roof ridge and extension to the roof to form living accommodation at first floor level with dormers to front, side and rear at 22 Ley Lane, Marple Bridge, it was

RESOLVED – That planning permission be granted.
