Proposed development comprising of Class B2, B8 and E(g) (iii) units, associated parking, landscaping and infrastructure.

 

The Planning and Highways Regulation Committee is recommended to grant planning permission subject to:-

 

·         the imposition of necessary planning conditions; and

·         the completion of a Section 106 agreement to:

o   secure minimum 10% biodiversity net gain habitat unit offsetting at a rate of £15,000 per habitat unit plus a 10% management and monitoring fee (indexed linked to RPI and payable upon commencement of development) payable on commencement of development to be spent on habitat unit offsetting on council owned land within Stockport with priority given to suitable sites in the Werneth Area Committee area;

o   the payment of a financial contribution of £7500 (indexed linked to RPI and payable upon commencement of development) to the Highway Authority to fund a public / stakeholder consultation exercise to designate Castle Hill (or part of) a Quiet Lane (in accordance with The Quiet Lanes and Home Zones (England) Regulations 2006) and Traffic Regulation Orders relating to:

·         The provision of parking restrictions on Castle Hill

·         Limiting vehicular movements at the site access (to right turning only out of the site access)

·         Restricting access along the northern section of Castle Hill (to the north of the site access) either by means of a width restriction or restriction on vehicular access (except for access).
