The current proposals for a retail / cafe / industrial units will increase traffic, congestion and queues on an already busy highway and cause further delays to residents and road users given the additional car journeys and proposed parking numbers, along with the junction proximity to other junctions, M60 motorway and driveways. The retail and cafe / restaurant uses are outside the current Stockport Local framework / plan for the site and is not an appropriate use within the residential area. The cafe / hot food takeaway on the prominent corner is of concern and contravenes Stockport's healthy living planning policy and will add to car usage and litter. The general layout, architecture and design is not in line with the 'gateway site' requirements within the local plan and represents an out of town retail park vernacular not in keeping with the local area. There will be a loss of local shops,community uses and businesses and the development contravenes the Stockport local plan on use class for the development site.
