The Minutes (copies of which had been circulated) of the meeting held on 14 April 2014 were approved as a correct record and signed by the Chair.

The Director of Neighbourhoods and Support, Stockport Homes submitted a report (copies of which had been circulated) providing the Committee with an update on the delivery of Stockport Homes Funding Strategy 2013-14 and associated action plan.

RESOLVED – (1) That the report and the Funding Action Plan 2014/15 be noted.

 

(2) That the Stockport Housing Partnership be involved to consider the benefits of benchmarking information between Stockport Homes and other housing associations within the borough.

The report provides details of feedback received during the fourth quarter of 2013/2014 and performance for the whole of 2013/2014.

Minutes:

The Director of Corporate Services, Stockport Homes submitted a report (copies of which had been circulated) providing the Committee with details of feedback received during the fourth quarter of 2013/2014 and performance for the whole of 2013/2014. It was noted that there had been 828 compliments compared to 508 complaints during the period covered in the report.

 

The Committee noted that tenants had high expectations e.g. in relation to repairs often as a result of the publicity provided by Stockport Homes regarding various initiatives taking place.

 

RESOLVED – That the report be noted.

The report provides an update on the current levels of satisfaction and highlights service improvements based on feedback from new, current and departing customers as well as an update on the review of service standards and the Survey of Tenants and Residents (STAR)

The Director or Corporate Services, Stockport Homes submitted a report (copies of which had been circulated) providing the Committee with an update on the current levels of satisfaction and highlights service improvements based on feedback from new, current and departing customers as well as an update on the review of service standards and the Survey of Tenants and Residents (STAR)

 

Concern was expressed that 20% of tenants had stated that “not everything was in working order” when they moved into the property. The Committee also noted that 60% of tenants did not take advantage of the insurance scheme available through Stockport Homes.

 

RESOLVED – (1) That the report be noted.

 

(2) That members of the Committee be provided with the response rates in relation to termination visits.

 

(3) That the current insurance premiums be circulated to members of this Committee.

Financial Performance - Year End 2013/2014 Update and May 2014 Results pdf icon PDF 139 KB

The report presents the latest financial performance at Stockport Homes.

 

The Committee is requested to consider and comment on the report.

Minutes:

The Director of Finance, Stockport Homes submitted a report (copies of which had been circulated) outlining the latest financial performance at Stockport Homes.

 

The Committee noted that Stockport Homes was unlikely to receive the anticipated funding of 80% for eco eligible works on non-traditional properties across the Borough, from British Gas and therefore the works would have to be carried out on a phased basis.

 

The Committee noted the income generated from the photo-voltaic panels and the commercial income generated e.g. from minor repairs on schools, Boroughcare.

 

RESOLVED – That the report be noted.

Stockport Homes' (SHL) Response to Welfare Reform - One year on pdf icon PDF 116 KB

The report provides an update on the impact of the introduction of Welfare Reform changes that have occurred during 2013/2014 for Stockport Homes’ customers and as a business.

 

The Committee is requested to consider and comment on the report.

Minutes:

The Director of Corporate Services, Stockport Homes submitted a report (copies of which had been circulated) providing the Committee with an update on the impact of the introduction of Welfare Reform changes that have occurred during 2013/2014 for Stockport Homes’ customers and as a business.

 

The Committee welcomed the funding of a Development Manager post by Stockport Homes at the Credit Union to lead an improvement programme.

 

RESOLVED – (1) That the report and the progress being made on responding to welfare reform in the first year of implementation. be noted.

 

(2) That further reports be submitted to this Committee and the Adult Care and Housing Scrutiny Committee in due course in relation to action being taken by Stockport Homes in relation to the Welfare Reform changes and in particular the work with Stockport Credit Union.
